A condo and a freehold home can carry similar price tags but very different financing realities. Lenders assess them differently, your ongoing costs differ, and the resale dynamics diverge. Understanding the financing distinctions before you choose protects you from surprises after you close.

Condo fees and the debt-service calculation

Condo fees are a fixed monthly cost that lenders fold into your debt-service ratios, reducing the mortgage you qualify for — sometimes meaningfully.
