The Canadian mortgage market has its own vocabulary, its own timelines, and its own moving parts — and most first-time buyers learn them on the fly, under pressure, with an offer deadline looming. Start with pre-approval, not listings

A pre-approval tells you exactly what a lender is willing to finance, locks a rate for up to 120 days, and signals to sellers that your offer is serious. Without it, you're shopping blind — guessing at a budget and risking a heartbreak when the numbers don't work. Get pre-approved before you tour a single property.

  • You'll need two years of income documentation (T1s, NOAs, pay stubs).
  • Your down payment and closing costs must be sourced and verified.
  • A rate hold protects you if rates rise while you shop.

Know the programs designed for you

Canada offers real help for first-time buyers — but only if you know to ask for it. The First Home Savings Account (FHSA) lets you save up to $40,000 tax-free toward a down payment. The Home Buyers' Plan lets you borrow from your RRSP. And the First-Time Home Buyer Incentive, where still applicable, can reduce the mortgage you need to carry.

Budget for more than the down payment

Closing costs catch first-time buyers off guard every year. Land transfer tax, legal fees, title insurance, and adjustment costs can add 1.5%–4% to your purchase price. In Toronto and some other municipalities, you face both provincial and municipal land transfer tax. Build these into your budget from the start.
